Job Description

As Commercial Manager, you will be an integral part of the project management team, responsible for the financial management of key projects from inception, tendering, negotiating, and agreeing contracts and commercially delivering Projects. This role is broad and includes risk management, procurement, financial reporting and managing the project supply chain.

Day to day operations
  • Providing varied commercial, contractual and Quantity Surveying assistance to the Commercial Director on a day-to-day basis, including administration functions
  • Engage with clients and stakeholders on commercial matters
  • Manage and report on Commercial risk, opportunities and disallowed costs. Prepare and present monthly CVRs and associated reports to include all potential risks and gains
  • Lead the project team in addressing programme issues
  • Ensure the company cash flow forecast is updated and communicated regularly
  • Provide feedback on commercial data to support planning, estimating, and project delivery
  • Ensure the timely completion and compilation of monthly valuations, providing the necessary level of detail to secure appropriate remuneration for the work completed, with the support of Quantity Surveyors
  • Keep and maintain a valuation file for each project containing written records of any correspondence that has affected the costs, scope, changes, variations etc.
  • Maintenance of a list of variations from tender stage to contract close out, coupled with the appropriate level of detail as required by the client's project team
  • Reflect the individual project cash recovery & expenditure accurately and timely to ensure project remains cash positive
  • Manage subcontractor accounts including measured works, variations, contra-charging and giving the required notices when applicable (payless, defects etc.)
  • Preparation and submission of contractual correspondence / notices in accordance with the prescribed conditions of contract in line with our contract programme and mitigate any exposure to time overruns, delays and charges
  • Liaison with and assisting the Buyers along with Project Directors in the purchasing of complex manufactured items and managing procurement budgets
  • Review and manage project prelims / labour resource budgets based on outputs achieved against budget and cost
  • Assist the Commercial Director to strategically expand, preserve or improve company procedures, standards (including ISO 9001:2015) or policies whilst adhering to regulatory guidelines
  • Communicate with parties in a contract so that all understand the terms, particularly a contract's financial aspects. Contract administration with both client and subcontractors
  • Exceptional negotiation, leadership and communication skills are required, coupled with an ability to influence others
  • Work efficiently and calmly to tight deadlines as other stress factors arise
  • Other duties as may be required from time to time depending on the needs of the business, and by any of the Company's directors.

Assist the project management team and directors in the delivery of all commercial structural glazing projects. Assisting the Commercial Director in tasks, such as negotiating contracts, performing risk reviews, ensuring financial aspects and impact of the contract are clear to all parties and administrative duties. Using strong problem-solving abilities to avoid and respond to delays and any issues that may arise during construction. Monitoring the projects and making assessments about the progress.

Qualifications

Ideally, Bachelor's Degree in Commercial Management or Quantity Surveying

Experience
  • Previous experience working within the construction industry is an advantage but not essential
  • Ability to read and understand technical drawings is an advantage but not essential
  • Ability to prioritise tasks with an analytical mindset and strong organizational skills. Excellent attention to detail and thorough processing skills
  • Strong oral and written communication, capable of conveying complex information and technical details
  • Ability to keep the team informed about deadlines and project status
  • Skilled in negotiating prices for materials, labour, and contract terms
  • Solid commercial understanding, able to review metrics and financial reports and translate them into actionable steps
  • Decisive with advanced problem-solving capabilities, handling unexpected issues and challenges effectively
  • Ability to manage time effectively, ensuring all construction projects meet strict deadlines and schedules. Ability to work to deadlines while complying with relevant contracts and company policies
  • Able to work independently or as part of a team, assisting colleagues across various projects and departments
  • Strong knowledge of JCT, NEC, and bespoke contracts
  • Knowledge of labour, plant, and material resources, including rates and outputs
  • Ability to take ownership of responsibilities, with a willingness to grow within the commercial team and the company
  • Ability to manage company project management systems including Microsoft Office applications plus simPRO and Xero
Other
  • Have a current full driving licence
  • Must have full access to transport to, from and during work
  • Must be able to have flexible working arrangement such as, working from office, site and working from home
