We are currently recruiting for a Repairs Team Leader to join our Housing Repairs Team and to help deliver a full range of repairs services across the London Borough of Tower Hamlets.

The Role:

We are currently seeking a highly competent repairs manager to help manage a new patch-based team of Maintenance Surveyors in delivering excellent repairs and maintenance services across the borough.

The position is one of two Team Leader roles, each managing a team of Surveyors who will each have their own designated patch within the borough, ensuring that the team meets their individual and team performance targets as set by the successful candidate. The scope of duties and responsibilities will include:

  1. To provide first line management for a team of technical Surveyors to help direct the team in ensuring good strong technical services are provided to the customer whilst providing the necessary advice with regards to technical support as and when required so as to ensure Maintenance Surveyors deliver a full range of R&M services.
  2. To ensure current policy is adhered to and industry best practice is achieved.
  3. To be able to provide and support staff in providing technical reports, detailed specifications and to work with contract documentation as required.
  4. To ensure that the R&M Surveying team under your control are performance managed and receive regular one to ones, objective setting and end of year reviews in a timely and honest fashion. Where performance is not where it should be, to help identify and support staff in their development.
  5. Ensure the team meets their performance targets, delivers excellent customer service and manages customer expectations, ensuring that the service meets the many Performance Indicators currently in the contract.
  6. To take the lead (representing the department in Void management meetings) and to work with other teams (Housing Management, Neighbourhoods etc) to ensure Void turnaround is met across the service.
  7. To support the team in ensuring we meet our obligations on other customer and stakeholder arranged initiatives such as estate walkabouts and delivery of cyclical and programmed works.
  8. To ensure regular team meetings and ensure feedback is provided to the team as necessary.
  9. To make sure necessary rotas and crucial elements which help run the service such as managing and processing variations and helping organise pre and post inspections.
  10. Ensuring that relevant IT systems and databases are accurately and timeously updated and that staff are efficient in their use of same.
  11. To manage the team to ensure they provide professional technical diagnostic surveys where required.
  12. To provide any necessary training and development for individuals and the overall team, working with the other Repairs Team Leader and the Repairs Contract Manager to ensure we are continually offering our team to develop their technical abilities, knowledge and skills to improve the profile of the service.

In addition, you will be expected to assist other managers within the team in standard responsibilities such as party wall agreements, aids and adaptations, legal disrepair and to provide cover to the other senior managers/officers in this regard.

We would like you to have an understanding of the various Acts and regulations relevant to the role such as the Housing Act, CDM, HHSRS etc.

About You:

You'll have significant experience of team leadership and management in a Repairs and Maintenance environment, experience of providing technical and managerial support to officers as well as trusted and good advice to a wide range of stakeholders.

You will have excellent team management skills based on good leadership principles with strong technical knowledge gleaned from having experience in helping deliver an excellent repairs and maintenance service. You will be expected to have good knowledge of repair and maintenance legislation such as HHSRS, CDM and the Housing Act.
