Commercial Property Manager - Shropshire

Position Overview:
They are seeking a dedicated and experienced Commercial Property Manager to oversee the management of their commercial property portfolio in Shropshire. The ideal candidate will ensure the properties are maintained to the highest standards, manage tenant relations effectively, and uphold our firm's reputation for excellence and professionalism.

Key Responsibilities:

  1. Property Maintenance and Operations:
    Conduct regular inspections of properties to ensure they are in optimal condition.
    Coordinate maintenance, repairs, and renovations as necessary, ensuring compliance with health and safety regulations.
    Manage service contracts and supervise contractors and maintenance staff.
  2. Tenant Relations:
    Serve as the primary point of contact for tenants, addressing inquiries, concerns, and requests promptly and professionally.
    Coordinate tenant move-ins and move-outs, including conducting inspections and managing necessary documentation.
    Foster positive relationships to promote tenant satisfaction and retention.
  3. Financial Management:
    Prepare and manage annual operating budgets for each property.
    Oversee rent collection, address delinquencies, and manage accounts receivable.
    Prepare comprehensive management reports, including financial analyses, for stakeholders.
  4. Compliance and Risk Management:
    Ensure properties comply with all local, state, and federal regulations, including zoning laws and building codes.
    Maintain up-to-date property and lease files in accordance with company policies.
    Review real estate tax assessments and coordinate appeals when necessary.
  5. Strategic Planning:
    Identify opportunities for property improvements and value enhancement.
    Assist in the development of property management plans and preventative maintenance policies.

Qualifications:
• Bachelor's degree in Business Administration, Real Estate, or a related field.
• Minimum of 3 years of experience in commercial property management or a related industry.
• Strong knowledge of property management software and Microsoft Office Suite.
• Excellent organizational, communication, and interpersonal skills.
• Ability to multitask and prioritize tasks effectively.
• Familiarity with local property laws and regulations in Shropshire.

Preferred Qualifications:
• Certifications such as Certified Property Manager (CPM) or Real Property Administrator (RPA).
• Experience with budgeting and financial reporting.
• Proven track record of improving property performance and tenant satisfaction.
