Artic Building Services Ltd is an established and recognised leader within the M&E and Facilities Management sector. Via our standards and reputation within this industry, we have successfully attained a solid foundation of varied blue-chip clients both commercial and public.
We are looking for an experienced resident Electrically biased Contract Manager to join our already established Service & Maintenance team. We require a Site Based Contract Manager for a prestigious site based in the City of London.
The Role is Site based Monday - Friday, 8am-5pm.
The requirement is for an experienced Electrical Manager with building management experience of managing an Engineering Services contract and a residential team operating a 24/7 split continental shift. Must have an eye for great detail working in a prestigious London Building.
A friendly, personable approach is vital in dealing with the client, whilst strong authority is demanded for ensuring satisfactory delivery of all services.
The site is a prestigious building within London where the client requires meticulous and precise management of all engineering services. Constant communication with the Building Management team and the client is key to this role, along with a pro-active attitude in the management of core HVAC and M&E and all specialist services and contractor works, ensuring that the PPM works are conducted swiftly and to the highest standard with minimal interference to the day-to-day operation of the building and its tenant.
The Contract Manager will have the support of the contract management team and back office functions.
Key Responsibilities:- Management of PPMs to the building, daily building checks, compliance checks, daily, weekly and monthly.
- Planning, allocating and delivery of all core M&E HVAC engineering PPM works to be delivered to site. (Administration to be undertaken also supported by the back-office admin element)
- Day to day management of all Specialist Services contracts, including dealing with issues with engineering cover, quality of work etc. Acting as on-site line manager.
- Management and planning of works for all 'Specialist Service providers' and 'third-party contractors'. Including ensuring reactive issues are addressed immediately, response times are adhered to, and delivery is completed on time and to the required quality, level and standard. This includes all critical infrastructure.
- Managing and raising landlord permit requests for works, isolations and access to the building.
- Facilitating additional required third-party contractor works, locating contractors, arranging quotations to client, booking and planning delivery and completion of works to the required standard and quality and reporting to client. Note: Third Party contractor work is to be inspected and confirmed successfully complete and satisfactory prior to authorising any payment. Any continuing issue should always be remedied urgently with the contract management team.
- Quality checks for all works is to be a continual process and reported on to line manager.
- Management of twice daily building checks, any disrepair, out of place items, any untoward issues which may affect or pose a potential risk to business operation. Any issue is to be addressed and rectified.
- Overseeing of the Specialist Suppliers and residential team.
- Keeping the client and Service Delivery updated and raise any necessary Client change management system.
- Administration of all of the above (with back office admin support).
- Management of contractor access control, checking correct issued status. This includes client requests for out of hours access and support.
- Arranging weekly fire drills and 1st aid training.
- Managing ad-hoc requirements of the site, orders, purchases, required by the client.
- Preparation of the monthly Hard FM report to present to the client in a monthly face-to-face meeting, detailing all contract requirements.
- Daily informal liaison with client, weekly progress reporting (spreadsheet). The client should be updated and appraised on a weekly basis in writing on all outstanding works.
- To provide full transparency and candour to the client on all issues pertaining to the contract.
- To be entirely polite and professional in all dealings with the client and all personnel within the remit of the clients' business.
- To represent the best interests of Artic Building Services always.
- Possess relevant and up-to-date associated F-GAS and NVQ Qualifications.
- Experience of working in a regulated environment, ideally Financial Services.
- Experience of presenting/reporting to Senior Management/client.
- Comprehensive working experience from an Electrical, HVAC and Building Services environment.
- Desirable is experience of working in a similar Facilities Manager role.
- Ability to communicate effectively from engineer to senior management level.
- Excellent communicator both written and oral.
- A high attention to detail.
- Proven ability of strong management at all levels.
- Comfortable in a client-facing environment.
