Fire Safety Contracts Manager (Major Works)

Hays Property and Surveying are seeking a Fire Safety Contracts Manager to join a large Housing Association based in Hampshire.
The organisation are a large registered provider of Social Housing who build and manage over 50,000 homes across the South of England. Their Major Works Team is responsible for overseeing the delivery of multiple construction and planned improvement projects across the housing stock, whilst managing and appointing external teams of consultants and contractors, and ensuring key deadlines and compliance standards are met.
The team are now looking to appoint a new Contracts Manager who will be responsible for overseeing a variety of fire safety and building safety major works projects across high-rise, mid-rise and low-rise buildings. The role is being offered on a hybrid working basis, with an expectation to attend sites and the Hampshire based offices 3 days per week.
Your new role
As the Fire Safety Contracts Manager, you'll be responsible for overseeing fire safety and building safety major works across high-rise, mid-rise, and low-rise buildings. Your role will ensure full compliance with the Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act 2022 while managing contracts, delivering projects, forecasting finances, and procuring consultants. Acting as the client-side competent person, you will lead critical projects to ensure quality, compliance, and cost-effective solutions.
You'll take ownership of externally sourced contracts, ensuring they adhere to legal and regulatory frameworks while working within established processes and procedures.
Key Responsibilities -
- Manage fire safety and building safety major works projects from inception to completion. Conducting risk assessments for each project and ensuring appropriate mitigation strategies are in place.
- Oversee contractor and consultant performance, ensuring compliance with contractual obligations and regulatory standards, ensuring all projects follow correct processes and procedures.
- Develop and maintain financial forecasts, monitor project expenditure and provide regular financial reports whilst ensuring projects are delivered within budget.
- Ensure projects adhere to agreed timescales and performance benchmarks.
- Undertake regular site inspections to assess the quality of works and ensure compliance with safety regulations.
- Liaise with contractor to ensure works completed are in line with signed contractual terms.
- Act as the primary point of contact for stakeholders, ensuring clear communication and collaboration between all parties to facilitate smooth project delivery.
- Provide updates and reports on project progress to senior management.
- Procure appropriate contractors, ensuring alignment with project requirements and value-for-money.
- Manage contract variations, claims, and disputes effectively.
What you'll need to succeed
- Hold a HNC / HND qualification in construction
- Desirably, working towards a professional membership i.e. MCIOB / MRICS
- Experience in a similar role within the construction industry, preferably within the Social Housing sector.
- A proven track record of managing major building works from inception to completion.
- Knowledge of fire safety and building safety regulations.
- A strong understanding of Fire Risk Assessments.
- Strong experience of managing and appointing external contractors and procuring building contracts.
- Excellent project management and financial management skills.
- Sound knowledge of JCT building contract forms.
