Legal Disrepair Surveyor

In this role, you will use your surveying expertise to assess and diagnose defects, manage legal disrepair claims, and oversee contractors to ensure timely and cost-effective repairs. You will work closely with legal teams, contractors, and residents to resolve disputes and mitigate risks, helping us maintain high housing standards.
Key Responsibilities- Conduct detailed property surveys, diagnosing defects and providing expert recommendations to resolve legal disrepair claims.
- Proactively manage maintenance contracts and ensure compliance with legal and council requirements.
- Provide expert advice on legal disrepair cases, making informed recommendations for financial settlements in conjunction with legal teams.
- Represent the council in court as required, providing professional reports and evidence.
- Develop and maintain effective working relationships with internal and external stakeholders, including tenants, leaseholders, legal professionals, and contractors.
- Oversee and manage budgets related to legal disrepair cases, ensuring best value for money.
- Ensure compliance with health & safety regulations and promote best practices in all repair and maintenance work.
- Support and mentor apprentice surveyors, helping to develop future talent within the service.
- A relevant surveying degree qualification (CIOB as a minimum).
- Strong knowledge of contract management in a maintenance environment.
- In-depth understanding of the Housing Disrepair Protocol and landlord/tenant matters.
- Experience in managing maintenance contracts and working within an urban housing environment.
- Proven ability to manage and monitor budgets effectively.
- Excellent communication skills with the ability to explain complex information clearly to residents, staff, and contractors.
- Strong problem-solving skills and the ability to provide innovative and cost-effective solutions.
- Ability to work flexibly, including attending court proceedings and out-of-hours site visits when required.
