We are actively seeking a Pre-Construction Manager to join our team. This role will be based at our Head Office in Northern Ireland and may require periodic travel to Mainland UK.
Key Responsibilities- Contract Document Review: Review contract documents post-award, including Employer's Requirements, Tender RFIs, construction programs, and tender returns.
- Collaboration with Estimating Team: Work with estimating to ensure all relevant information is captured in the tender handover files.
- Value Engineering & Design Development: Identify unresolved items, such as VE opportunities or design development needs after tender phase.
- Tracking & Timelines: Set up trackers and align timelines with clients, design, and commercial teams to ensure early closure and proper documentation.
- Client Liaison: Serve as the primary contact with the client during the pre-construction phase.
- Contract Finalisation & Reporting: Assist the commercial team in finalizing contracts and report progress to the Head of Pre-Construction.
- Design Meetings & Issue Resolution: Attend design meetings to track progress, resolve issues, and prevent delays.
- Offsite Fabrication Identification: Identify potential offsite fabrication opportunities and coordinate with internal teams for feasibility.
- Operations Team Coordination: Update the Operations Manager on progress and assist in setting up the operations team.
- Commissionability Review: Conduct early reviews to identify and mitigate potential delays.
- Progress Reporting: Provide regular updates on design and commercial progress, highlighting risks or delays.
- Subcontractor Appointments: Assist in appointing and managing subcontractors, ensuring clarity of scope and responsibilities.
- Subcontractor Proposal Review: Review proposals, resolve VE opportunities, and address design issues.
- Design Compliance: Ensure M&E designs meet Employer's Requirements and track changes for approval.
- Estimating Support: Support pre-construction services promotion and attend pre-tender meetings as required.
- In-depth knowledge of mechanical and electrical systems, including HVAC, plumbing, lighting, and power distribution.
- Strong project management skills and proficiency in relevant design software.
- Minimum of 2 years of experience in M&E design management or similar site management roles.
Essential:
- Proficient in Microsoft Office Suite (Word, PowerPoint, Outlook, Excel).
- Excellent organizational and planning skills, with the ability to meet deadlines.
- Effective time management and attention to detail.
- Strong interpersonal skills to work effectively with management and staff at all levels.
