Job Description

At PIC, we are recruiting for a Senior Asset Manager to join our PIC Capital department in a newly created role.

In this role, you will effectively collaborate with our Risk, Legal and Built Environment teams to secure their buy-in and implement improvements to systems, processes, and technology, as appropriate. You will apply knowledge and insights concerning asset management and how this ultimately impacts our policyholders. You will further deliver strong business outcomes relating to capital, profitability, the Company brand and market reputation whilst achieving positive outcomes to residents of our operational assets on a consistent basis.

Specific accountabilities assigned to the role of Senior Asset Manager within PIC Capital:
  • Takes ownership of the oversight and governance of the third party Managing Agent/s (MA), monitoring performance, making day to day operational decisions as well as long term strategic decisions.
  • Responsible for conducting regular meetings with the MA to review asset performance, whilst keeping accurate records of such meetings, the outcomes, and overseeing any actions through to conclusion in a timely manner.
  • Provide excellent oversight of the MA performance to ensure it is in line with the Property Management Agreement, by directing the MA on day to day operational matters.
  • Prepare and implement comprehensive strategies to enhance asset performance, that demonstrate sound analysis and recommendations of the management information provided by the MA.
  • Works in partnership with the Building Safety Lead to ensure H&S related risks are minimised.
  • Effectively collaborates with Resident Experience Manager to ensure customer satisfaction is at the heart of decision making.
  • Accountable for maintaining and updating the risk register for each asset, maintaining compliance of our risk framework and our regulatory requirements.
  • Takes ownership of reviewing and, where necessary, presenting for approval any capital expenditure projects.
  • Responsible for updating EIC and the relevant Board on asset performance through the preparation of comprehensive internal and committee reports reflective of the intended audience.
  • Takes ownership for their own learning and development in both technical (e.g. real estate and private rented sector) and non-technical (self-insight and relationship management) skills of PIC Capital.
  • Keeps informed of industry trends, market developments, regulatory changes in the public and private sectors, as well as best practices related to Real Estate by attending industry seminars, reading and sharing relevant published articles.
Experience:
  • Experience in developing and delivering operational asset business plans.
  • Experience of reporting business performance at a senior level.
  • Extensive experience of managing operational real estate.
Knowledge:
  • Good technical knowledge of the operational aspects of real estate assets.
  • Established knowledge across real estate sectors.
  • Expert knowledge of the private rented sector and Build to Rent.
Skills:
  • Strong organisational skills and communication skills.
  • Ability to persuade and influence both directly and indirectly.
  • Ability to manage third party suppliers and other resources effectively.
  • Ability to organize work to meet deadlines.
  • Ability to work within defined procedures as recommended by functional teams.
  • Commercial judgement.
  • Good working knowledge of MS Access, MS PowerPoint, MS Word.
