Job Description
Project Building Surveyor (Asset Management)
Main Requirements for the Role (Essential)The post holder will primarily provide a comprehensive surveying service for empty homes, ensuring they meet the council's lettable standard. Key responsibilities include:
- Experience: Must have experience with National Housing Federation SOR (V8 preferred) and conducting stock condition surveys.
- Asset Management: Verify asset management and compliance status of incoming void properties, ensuring all requirements are considered and necessary work or surveys are conducted.
- Efficiency: Manage the specification and delivery of works to minimise void times, rental loss, and waiting times for new tenants.
- Monitoring: Oversee the progress of works, ensuring they are completed safely, to the required standard, and within the timescale.
- Project Interpretation: Interpret briefs, scope of works, and project requirements from various stakeholders.
- Contractor Management: Appoint and manage contractors, ensuring they meet required standards and key performance indicators.
- Support: Provide architectural and building surveying services for other council properties, ensuring compliance and maintenance.
- Defect Diagnosis: Diagnose building defects and implement cost-effective solutions, preparing specifications and contract documentation.
- Documentation: Prepare drawings, quotation documentation, and invite quotations.
- Project Management: Handle project management, tender evaluation, site inspections, and contract administration.
- Technical Advice: Offer technical or construction advice to internal and external contacts, including tenants.
- Complaint Handling: Manage complaints and housing disrepair investigations, communicating with customers to resolve issues effectively.
- Operational Issue Resolution: Resolve operational issues within project areas, escalating complex issues as needed.
