The AWS Data Centre Supply Solutions (DCSS) team is looking for a Senior Site Acquisitions Manager. In this role, you will have the opportunity to shape and execute on strategies to expand our data centre portfolio and related infrastructure. You will help develop where we go, negotiate the business contracts and deliver the infrastructure needed to provide best in market data centre projects.

Our Senior Site Acquisitions Managers:

1. Have a real estate, development, business, financial, strategic and technical background that enables them to drive engagement and develop strategic alternatives from inception to conclusion.
2. Have the ability to negotiate multi-million dollar contracts for real estate and infrastructure transactions.
3. Have the ability to think strategically about business, market, and technical challenges with the skill to build and convey compelling strategy plans.
4. Willing and able to travel roughly 20% of the time both domestically and internationally.

Key job responsibilities

1. Evaluate, select and negotiate real estate transactions including supporting legal negotiation.
2. Serve as a key member of the DCSS team in developing growth strategies for specific markets.
3. Execute on the strategic plan while interacting with internal stakeholders (e.g. product teams, energy, fibre, design, construction, legal, tax, etc.).
4. Understand the technical requirements of our engineering teams and develop solutions that meet the design and business objectives.
5. Prepare and present transaction summaries to the senior management team regarding progress, financial approvals and overall deal costs / benefits.
6. Manage multiple complex contract negotiations simultaneously.
7. This role will require periodic travel to assigned geographies.

BASIC QUALIFICATIONS

1. 10+ years proven track record in real estate negotiation and deal-making.
2. Proficiency in negotiating legal documents and collaborating with legal teams.
3. Exceptional verbal and written communication skills, with the ability to work effectively across internal and external organisations. Ability to identify and articulate real estate, technical, and construction requirements.
4. Bachelor's degree in real estate, law, business, finance, economics, engineering, or a related field.
5. Positive attitude, especially in the face of ambiguity and dynamic project requirements.
6. Demonstrated ability to positively influence teams and their leaders. Ability to connect and engage with teams at all organisational levels.

PREFERRED QUALIFICATIONS

1. Fluency in French, Spanish or German.
2. Knowledge and experience in the data centre industry, ideally colocation or hyperscale. Ability to understand and communicate high-level technical requirements related to electrical, power & cooling, fibre optics, and other aspects of internet infrastructure.
3. Analytical skills with ability to provide big picture insights from highly granular data.
4. Ability to work independently and prioritise effectively in a complex, ambiguous and fast-paced environment.
5. Exceptional attention to detail, problem solving, analytical and organisational skills.
