Associate Director Asset Services - Surveyor Lead
Salary: Up to £75,000 + Bonus + Benefits
Location: Central London

Job Description
Capstone have partnered with a leading, International Real Estate Consultancy who are seeking a highly skilled and motivated Surveyor Lead (AD Asset Services) to join their Asset Services team. This role is pivotal in managing key accounts and offers exposure to a diverse range of property types, transactions, and processes within a dynamic and fast-changing industry. The Surveyor Lead will have autonomy in managing day-to-day interactions with both clients and internal teams, ensuring service excellence. This is a unique opportunity to play a key role in shaping the future of "next generation" Property Management services.

Key Responsibilities

  • Act as the primary point of contact for both clients and internal teams, ensuring seamless Property Management service delivery.
  • Lead the integration of various service lines to enhance overall service excellence.
  • Drive strategic vision and transformation, ensuring continuous process improvements.
  • Oversee the delivery of high-quality services, fostering collaboration and improving performance across accounts.
  • Implement and manage account governance programmes to align service delivery with client expectations and contractual obligations.
  • Provide leadership and line management to Surveyors and team members, ensuring accountability and high standards of service.
  • Conduct monthly account reviews, consolidating information across key service lines and tracking account activities.
  • Manage key projects, including mobilisations, technology transfers, and other strategic initiatives.
  • Monitor and manage UK KPIs, resolving performance issues in collaboration with service line leads.
  • Deputise for the UK Account Lead as required and develop a deep understanding of contract scope and obligations.
  • Identify and drive process improvements across the account.
  • Maintain a strong understanding of different property types, including Retail, Industrial, Offices, Leisure, and Technology.
  • Prepare account fee forecasts for internal tracking and client budgeting purposes.
  • Oversee account processes related to instructions, reporting, and fee invoicing.
  • Ensure accurate and efficient monthly billing in collaboration with administrative support teams.
  • Manage relationships with third-party suppliers, including agents and solicitors, ensuring service expectations are met.
  • Oversee IT systems and client reporting platforms, serving as a reference point for technology solutions.
  • Support key projects, including high-profile transactions and ad hoc client requests.
  • Facilitate effective integration and communication between London-based and regional client teams.

Qualifications & Experience

  • Degree-level qualification.
  • RICS qualification or membership of a relevant professional body.
  • Proven experience in client relationship management, particularly within fund accounts.
  • Background in process improvement and efficiency enhancement.
  • Experience in general practice surveying, across corporate, public sector, or private practice.
  • Prior experience in a large practice or corporate setting is advantageous.
  • Strong knowledge of business development and client relationship management.
  • Demonstrable ability in networking and external relationship-building.
  • Track record of successfully selling professional services to clients.
  • Strong technical competence in relevant surveying disciplines.
  • Financial and commercial acumen, with experience in business and report writing.
  • Up-to-date knowledge of relevant legislation and case law.
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook) and familiarity with industry-specific software (e.g., Tramps) is desirable.
